How do I get permission to transfer my certificate in a private sale Expand How do I determine a selling price for my unit? Expand

A good place to start is with the average of the last three closed sales for your model and layout. Keep in mind any updates or repairs that are needed may lower your value while having maintained your unit and performed updates may increase your value.

I inherited my certificate and I am under 55 can I live in the unit? Expand

Unfortunately, if you are under 55 you can not occupy the unit. You have 30 days from the death of the certificate holder to contact the resale office and request permission to sell.

You will need to provide the proper documents showing you as executor/executrix or a power of attorney to transfer the certificate.

Can I rent my unit to a third party? Expand

No. Only certificate holders 55 and older who have gone through the screening and application process may reside in the unit.

 

How do I request a repair? Expand

You can fill out a work order online.

I want to make changes to my unit, do I need permission? Expand

Most inside alterations would not require permission, however, if you are doing electrical, plumbing, or any major alteration a permit from the Manchester building department will be necessary along with approval from the Board.

Any outside work, sunroom, landscaping, or patio, etc. will always need permission.

Can I Park my car on the street? Expand

You can park on the street during the day. There is no overnight parking on the street.

If you have overnight guests then can park at the clubhouse with a note on the dashboard displaying the address the vehicle is associated with.
